Baraca Capital, together with Nikki Koppedraaijer, founder of BNBverhuurcursus, hosted a dedicated investor webinar on Tampah Beach Villas, a beachfront villa development in South Lombok by Baraca Development.

The webinar brought together Dutch and Belgian investors for a focused session on the South Lombok market, the structure of Tampah Beach Villas and the wider opportunity emerging in one of Indonesia’s most promising real estate destinations.

Tampah Beach Villas was presented as a 13,000 m² beachfront master development in South Lombok, offering 1, 2 and 3-bedroom villas.

The project includes lifestyle and hospitality amenities such as a clubhouse, kids club, restaurant, padel court, gym and wellness facilities. It is designed as a fully managed villa investment, with development, construction, rental operations and property management handled on the ground.

This gives investors exposure to the South Lombok market without needing to manage bookings, cleaning, maintenance or guest operations themselves.

Investment structure and ownership

The webinar also covered the investment structure behind Tampah Beach Villas, including pricing, handover timeline, projected returns, payment structure and ownership framework.

The 1-bedroom villas start from €220,000, with expected handover in Q2 2028. The project is positioned with a targeted rental return of 10%+, alongside the potential for long-term capital appreciation as South Lombok continues to develop.

For Dutch and Belgian investors, the session also addressed key legal and ownership considerations, including Freehold HGB, PT PMA structures, potential holding company routes and relevant tax considerations.
